The #1 Reason people Fail or never get started in Self storage

Yesterday we had our quarterly Self Storage Development video training conference. While we discussed many things the most important item was keeping on tract.

Not keeping on track is the number one reason people fail.

As seen above we provide 3 items to keep our franchisees on track. We have flow charts so you can physically see the timing and relationship for the many items that need to be accomplished. Then we provide an overview step by step from A-Z (getting started to opening your doors).

The real key is a detailed checklist. But that is just a piece of paper. The secret weapon is weekly phone calls to review the checklist and the items at hand to keep you on track. The call can be 5 minutes or as long as it takes.

We were very excited to share our long-anticipated Storage Authority Dynamic Ease Development Manual update. Over the last year, we heard from our franchise owners, less is more; the fewer the choices the better and provide less why - just answers.

So we upgraded our Development manual with one main idea in mind. Make self-storage development in 2023 as easy as possible for our franchisees.

The development presentation deck has 14 pages and the seminar was a little over an hour. Most people would think that getting started or how to find land or how to evaluate land would be the key to success. Nope! We have the best training guidance and for sure the best one on one training in the business. But that is not enough. You must be committed to putting in the time, follow a proven plan and keep on track week after week.

We provide 11 chapters, over 200 pages, of self-storage development. And many sections have forms and samples in the appendix to make the process much easier.

Here are the deck slides most guessed are the important steps in the self-storage development.

I would argue finding land is NOT the most important step in self-storage development. It is important but you do not have a lot of money at risk at this point. It is hard because most people think a good agent is key when in fact 90% of our land is found without a real estate agent.

of course, a super important part of the process is evaluating land. We take a look at every property with you. It will be hard if not impossible to find that assistance and guidance anywhere else.

Once you find land the Due diligence process, site plan design, building design, approvals, Bid preparation and bidding and construction are all critically important.

Once you find land you have a limited amount of time to do your due diligence, limited option time to close on the property, and are putting up real money that is at risk, especially if you do not have the right guidance, systems, and checklists.
