ONE TIP TO CUT YOUR LAND BUDGET IN HALF

THIS is the one tip to cut your land budget in half. BIG money can often be saved by purchasing a wide rear lot with narrow road frontage. The lot must still meet the typical standards, such as demand, on a main road, easy access, zoning, no restrictive zoning, no restrictive land features, etc.

Rear lot land is often not suitable for many retail uses, and can be purchased for half the price of a similarly sized lot with full-width road frontage.

It is, however, critical that at least one building (typically your office) is visible from he main road, and that access is available from the main road, and not a secondary roadway. 125-150 feet of frontage will often permit a single building and driveway.

Typically, you need the minimal frontage to open up to a larger mass of land, as very long, narrow lots cost more to develop and can be restrictive in many ways

Each of these parcels was purchased for uner $500,000 because they had very narrow road frontage, but the back of the lot opened up into wide space, perfect for self-storage. The Franchise Owners benefit from the main road traffic because the offices are visible from the street, and they saved a ton of money!
