SElf Storage Land with approved plans. Opportunity is high But still buyer beware.

Now is the best time ever to buy land with approved self-storage plans because there are so many on the market, if you know how to look.

There is a significant amount of land for sale with approved self-storage plans. More than I have seen in a long while. While Storage Authority has never had a project denied, it is still comforting knowing the risk of spending time and money will not end in a project denied by the city.

People believe an approved site saves time and money.  This may be the case, but you should not assume this is true until you have done all your due diligence.

The first thing they found out was that only site plans were approved, so building plan designs were required.  These took 4 months to prepare and get approvals from the city.   Always ask the seller, the engineer, and the town for a copy of approvals obtained so you can read the stipulations that might not be noted on the plans.  Also, you must ask ALL three what additional permits are needed.

The site plans had 2 major flaws.  First, the layout and design were terrible.  They had to be totally redone.  And the original engineer had retired, so basically, they had to pay full price for a redesign.  The redesign was worth it because they got more units and RV parking as well.

The second problem is the plans were approved a while back and only had a very limited time before the plans expired.  It was important to ask for revisions to the original plans vs a new application, which could lead to denial due to complicated water and sewer issues.

Every facility we open follows the same playbook: land, design, construction, systems, then go-live. It's not glamorous, but it's repeatable — which is the whole point of a franchise model.
