Declutter to sell

Decluttering Guide to Sell your Home Faster Guest post by Raymond Web

When you sell your home, open houses where potential buyers come and look at your home is a big part of the sale. And to make a lucrative sale, your property needs to be marketed well.

A clean house for potential buyers to look at during an open house translates to a good impression and, in turn, is a great marketing tactic. Along with that consider pest control which might mean a bit of expense, but if it helps you sell your property, then it would be worth it. You can do this with the help of two Ds — decluttering and deep cleaning.

Here are some simple ways you can make sure your home looks spic and span:

1. Yard Work Should be on the Top of Your List

If your house is on the market, potential house hunters might drive by and look at it from the outside. This means they’re looking at your yard too. Keep it tidy to make the right first impression.

2. Pest Control is an Imperative Part of Cleaning

When you’re selling your house, the potential buyer’s perception of your property depends on their first impression. A pest problem can not only leave a bad impression on potential buyers, but it can be a reason for your property never getting sold because of bad word-of-mouth publicity. An unregulated pest problem can also cost you thousands of dollars worth of damage to your property.

A bad pest inspection for home sale might devalue your property a great deal. Invaders like carpenter ants, termites, beetles and rodents can lower your property value because of the damage they cause. They can damage furniture, insulation in your walls, or even eat through wood.

3. The Entrance Should be Welcoming

The door, the entrance to your home and the living room are the first things potential buyers will see when they visit your home. The entryway of your home needs to make the right first impression. Check if you need a fresh coat of paint, declutter the living room, and make sure there’s a place for visitors to hang their jackets when they come in.

4. Declutter the Hallways

Personal touches like books on drawers, photo frames, paintings, and nicknacks from here and there — Christmas decorations that you didn’t want to take out might be distracting to the potential buyers who have come to look at the house. Also, clutter in the hallway will make it look narrower and less spacious.

5. Organize Your Home Office

If you have been working from home and have a dedicated working space at home or personal office room, make sure it’s organized properly. Your potential buyers will want to see it for sure. File away your old papers, organize your cluttered desk before your potential buyers come to visit.

6. Tidy up the bathroom

Clean and scrub your bathroom till it is spotless. Organize your toiletries and keep them in a linen closet (your potential buyers don’t want to see your toothbrush lying around). The more decluttered and clean a bathroom is, the more impressed the buyers will be. A good bathroom can be the selling point of a property listing.

7. Fix up Before the Open House

Make sure everything in your house is in proper working order. If there are parts of your house that need repair or renovation like a loose floorboard, damaged tiles or leaky taps, fix them up before potential buyers visit. It is important to take care of pest during renovation as various insects and rodents can easily make a way to your house. So make sure to take help of professional pest control services.

When potential buyers come to your house, they want to see everything. Decluttering and deep cleaning the house means that the potential buyers will look at the house, not photos from your holiday or other clutter, and will remember the house for what it is and not for the things in it.
