Which is the best state to develop self storage in 2026 You don't want to get this wrong.

My personal favorite is Florida, and here are the reasons why:
· Reason # 1: Because I live here.
· Reason # 2: Lots of people are moving here every day
· Reason # 3: No income tax so I get to keep more profits
· Reason # 4: Rental rates are sufficient to make a respectable profit
· Reason # 5: Property taxes have not gone crazy like other states
· Reason # 6: Fishing is good
· Reason # 7: The cost of living is reasonable.
One might ask why I built and own 2 self-storage facilities in Connecticut, where there is an income tax, people are moving out of the state, property taxes and cost of living is high. The Answerer is because Reason #1 typically wins unless the rates are super low in your state. I was living in CT when I build my 2 facilities there.
Whether I build in Connecticut or Florida, it would be very important to make a large enough profit to have a house in the north and one in the south. It is crazy hot in humid in Fl in the winter and too cold and snowy in CT in the winter. But put them together it a perfect match.
