Buying Self-Storage Below Replacement Cost: Where Investors Should Look

Oct 9

In self-storage, the best opportunity isn’t always building something new. Sometimes, it’s buying an existing facility for less than it would cost to build a comparable property today.

That’s the idea behind buying below replacement cost. But the real opportunity goes beyond the purchase price.

What Does Below Replacement Cost Mean?

Replacement cost is what it would cost to acquire comparable land and build a similar facility today, including construction, site work, permits, professional fees, and other development expenses.

If an existing facility sells below this figure, it deserves a closer look. You might be buying an asset for less than a competitor would spend to recreate it.

But price alone doesn’t make a good investment.

Where the Opportunity Lies

Look for facilities with solid locations but room for operational improvement. Outdated marketing, poor online visibility, inefficient management or weak revenue management might create opportunities to improve performance.

Also pay attention to new construction nearby. A facility priced below replacement cost in an oversupplied market might still be a bad investment if occupancy and rents continue to fall.

Do the Math Before You Buy

Compare the purchase price against realistic replacement costs. Then evaluate current net operating income, occupancy, achievable rents, deferred maintenance, and the cost of improving the property.

Most importantly, stress-test the numbers. What happens if rents decline, occupancy takes longer to recover, or financing costs rise?

A discount to replacement cost offers a potential margin of safety. It does not guarantee one.

The Bottom Line

Experienced investors look beyond what a property costs. They look at what it earns, what it needs and what it would take to compete.

In the right market, buying below replacement cost offers a compelling entry point into self-storage. The key is finding a property where the price, location and operating fundamentals work together.

Buy the numbers, not the story.
