Self Storage Books and Courses Have Very Limited Value. Plus, How To Make An Extra $8,000 a Month With 4 Specific Steps.

I have sold over $100,000 worth of self-storage books I wrote.   I do say so myself, pretty good stuff in my books. But reading all the books and taking all the courses, you can get your hands on are not the key to self-storage ownership or profits.  A notebook full of ideas and strategies does not create or change your business.  It’s what you do next that changes your business.

 

Let me tell you three quick stories to prove my point.

 

Story 1

 

A long while back, I  got a call from a stranger who said he just took a 3-day self-storage development course he paid for, plus he paid $1,500 more for books & materials suggested in the course.  He said even with the courses, he had no solid path and asked if I would help him one-on-one to develop a self-storage facility.

 

We settled on me $250/hr.   Within 2 weeks, he realized the staggering number of one-on-one calls, texts, and Zooms that it was going to take to find land, get the designs done, bid & build and then operate, and he suggested a franchise model.  I agreed, and he was my first impromptu franchise owner. Two years after opening the facility, the facility income was over $100,000 a month and climbing and he sold for a $7,000, 000 profit.



Story 2

Two weeks ago, we got a Storage Authority Franchise Application from a person who just spent $17,000 for classes and to be a member of a self-storage master group where people could share ideas and learn from each other.  He (and his wife) are so upset that he spent so much money that did not bring them any closer to their goal of owning a self-storage.  I am not sure if he will be awarded a franchise, but I will keep you updated.


 

Last Story

An existing self-storage owner paid me $6,000 to come to his self-storage for 6 hours (plus a 2-hour drive each way) and review his operations and provide suggestions.  I walked around with him for the day, discussing many ideas. At the end of the day, I handed him a handwritten list of 22 specific suggestions I recommend he implement for additional profits. I also gave him a copy of my self-storage marketing book, “Crush Your Competition,52 Weeks of Self Storage Marketing Ideas.  I agreed to meet him for breakfast the next day to go over the list and any questions he had.


 

At breakfast, I asked which ideas he is ready to implement, and I would provide him with additional written guidance on these items.  I was shocked at his answer of “None.”   I was speechless for a moment, but eventually I asked him why he hired me. He told me he was just looking for confirmation that he was doing a good job to report this back to his brother and sister partners.

 

He also mentioned he could have gotten all the ideas I gave him yesterday by reading my book.  I smiled  and said it’s not the information in the book that is important.  What is important is to see and understand the value of the information. And more importantly, what you do with the information.

 

I asked him if he would be interested in getting the $6K fee he paid me back.  I offered to refund his money if  he did 4 easy things on the list and if he did not make an extra $6,000 in 6 months I would refund his money.  He agreed to implement these 4 things:

 

1)        Change the Coke machine from $1.25 a can to zero. Add offer free soda and water to everyone as they walked in.

2)        Take every prospect to see a unit.

3)        After the prospect is given the unit price, at the unit, ask, ‘Would you like that unit in your name today”And then do not say anything.  And start walking back to the office.

4)        Eliminate the first month free offer.

 

He took the offer.  I called him back in six months.  He did not make an extra $6,000 in 6 months.  He was making an extra $8,000 a month!
