Here is an email I just sent to and individual who inquired about building self storage on the property he owns. He thought the site was perfect and ready to build.

Garrett from our office did an initial review of your location for self-storage.
See attached. Please confirm we have the right location.
The site does not work because of the low population of 4,200 people. Typically, we look for areas that have at least 15,000 people in the 3-mile radius and prefer over 30,000 people in the 3-mile radius.
Due to the very low population and amount of existing self-storage, there is a negative self-storage demand in the area. This causes the rates for the area facilities to be low and insufficient for new construction.
