In short, the definitive answer is... MAYBE?
No matter if you own the land or need to go find it, you still need to run all the data to determine if its a good investment.
I have had two different friends come to me and ask if they should build self-storage on their property. In both cases, there were positive and negative aspects to their locations. In the end, the final answer was a "NO". Both areas would not pass a feasibility study to finance the build based upon the rate versus development of the location. The areas really didn't justify the cost when considering the rate the market could achieve.
The real lesson is that just because you own land, doesn't mean you should build self-storage. You still need to determine a good market for your investment.
