You Earn Semi-Abstentee Status in Self Storage or You Buy It at a Hefty Cost.

 

Self-storage is simple and has fewer moving parts compared to most business.  For example, fewer employees, no late-night calls for heat or plumbing repairs, no painting new appliances and new carpet when a tenant moves out, and no ordering merchandise daily like restaurants or retail stores, an easy eviction process, etc. The 3 main things that must be done well every day at a premier self-storage is clean, rent units and market.  And each must done better than the competition.

 

How do you buy residual income in self-storage?  Simple you hire a management company.  When you add in all the extra above the basic monthly management fee you can be paying 10 – 20% of your income.  It is money well spent if you don’t have the time or desire to run your business. 

 

But the management fees are only part of the costs. No one is going to work as hard as you too make your facility a premier facility that can charge top dollar.  The REIT management companies will treat your facility as a commodity. Their marketing consisting of free month and low rents.

Step 2 is the hard part for most owners.  Step 2 is knowing all the systems, platforms and technology.  This ensures the staff is running the facility as a premier facility and following your procedures and standards. And you can train the next manager.
