SCALE YOUR SELF-STORAGE FACILITY HOW? WHEN?


Rates have reached market maturity and you are constantly mostly occupied. What's next?


Well, it's time to look at a variety of ways to enhance your existing facility with value added features to enable the ability to command an even higher rate in your market. This can be smart units technology, electronic gate access via mobile device, additional security camera upgrades, covered load/unload areas, online payment program and customer access to manage their account. There are more to choose from, but this covers a few.


Review your physical location. Do you have unused space inside or outside. Could you serve more customers by eliminating a few larger units and convert to smaller ones. Is there room along a driveway to add relocatable storage units. Possibly time to add that row of climate controlled units in lieu of outside vehicle storage.


Out of space? Purchase the abutting property or an existing facility in the area and run it remotely. You can buy out your lesser competition and upgrade that facility and operate it from your existing location.


Lots that can be done, even more ideas out there to scale up your self-storage. Review your existing immediate market and determine what the best value is for you and your customer.
