Sometimes, the perfect spot for a self-storage facility isn’t for sale—at least not officially. But that doesn’t mean the landowner wouldn’t consider selling a portion of their property if approached the right way. The key is to start a conversation, not a sales pitch. A simple, “Hey, I’ve noticed your land and was wondering if you’ve ever thought about selling a small portion of it,” can go a long way. Keep it casual and gauge their interest before diving into details.


If they seem open to it, make things easy for them. Landowners often hesitate because selling feels like a hassle. Reassure them that you’ll handle the legwork—surveys, legal work, zoning research—so it’s a smooth process. Offer a fair deal, be flexible with their needs, and don’t push too hard. Some of the best deals happen because you were patient, professional, and willing to find a win-win solution. A little persistence can turn an overlooked piece of land into your next big opportunity.
