Site Plans Approved At 1 Meeting! Wow!!!!!

You do not hear about plans being presented and approved at one commission meeting often enough. But if your homework is done and the plans are complete it is very possible.


Congratulations to Storage Authority Franchise owners Rick & team in NJ. We will be doing a live interview with Rick to hear in more detail how he and his team got approval from the zoning Commission in one meeting more detail but here are 7 steps!


1) Looked at enough sites with Storage Authority to understand what is a good site and what is a bad site right off the bat.

This site was eventually reject due to the high contruction cost due to the topography, retaining walls required and over under design/construction required to make this site work.

2) Look at a ton more sites, passing up some close or almost sites to hold out for the one!

3) Find the one that looks great, do a deep dive into the site, the area demand, P & L potential, rough concept plan, and meet with the town.


4) Get the site under contract.,

It takes multiple back and forth between team members to get the best plan. Here are Storage Authority notes to the civil engineer for more sf and less construction cost.

5) Review the Storage Authority guidelines with the team. This includes several pages of basics and added features to make your site a winner. Do a conceptual plan with input from the engineer, architect, Storage Authority & the Owner.


6) Design the site plan and compare it to the design guidelines. Have the team review the plans. and revise and revise again until FULLY Complete. My background as a civil engineer for 30 years makes it easy for us to determine when an engineer's "final plans" are going to get beat up because they are not close to complete.


I have seen site plans being resubmitted to the town 4 to 7 times taking 4 to 5 extra months for approval from the town. Some towns might not care if the plans are technically correct so the deficiencies do not get corrected before construction and you end up with major headaches and major extra costs from the contractor.
