I wanted to get the loan under review as fast as posible so I submitted my application using the GC proposal that was based upon the first bids that came in. The local commuinty bank agreed to loan me the required funds. After the loan was acepted I worked with the contractor to get additional bids to save money and reduce his price.
The project came in $480,000 under the amount the bank approved. The bank agreed to write me a check for $480,000 at the end of the job to complete the loan. You have to love self storage.

The craziest self storage thing I did was erect 1 building with my family with no experience. Our contractor had finished 4 buildings and had one left to build when I got the call he was leaving to take a large job close to home. I was in shock. I called every erector known to man, but the soonest anyone could get there was 6 weeks.
The four of us, plus 2 old locals, whose main qualification is that they owned impact drills, built the last building. It took us 3 weeks to build, double the time a pro would take, but we also did it for half price. It was an amazing team acomplishment.
