If you are in a "cold war" with the competitors, then its a matter of outlasting the others until somebody starves to death. This basically means running the other facility out of money and they are forced to sell or go bankrupt. Instead, hire a great manager and have a daily, weekly, monthly, yearly and community the marketing plan to make your facility the GO-TO place. Have your manager report activity and financials at set intervals and get involved in your own success as an owner.
