Find your own land? That's right, you don't need a broker or commercial real estate agent to find your self storage parcel. You can use a number of different tools to aid in your search, but the easiest way to save money only requires a stamp to get the ball rolling. There will be some additional basic communication and the willingness to knock on a door as a follow up. However, you can do this all on your own and it will cost you less. You can create and submit your own deal and save on brokerage fees.
The quickest way to start finding land is to identify the area of your search that is zoned for self-storage. Self-storage may be classified in several areas in your local search and you can simply check the local website or contact the local city Building/Planning Departments on the phone to attain the appropriate information. Municipalities are constantly improving their websites to provide more interactive info online to make your search easier. Once you have pinpointed the zoned areas, you can then identify property lines by using an app called Regrid on your phone. You can actually drive around with this app on your phone and it will update as you drive to show you property lines and owner information.
Once you identify a property that interests you and it meets your search criteria, simply write a letter to contact them. Here is a brief excerpt of what to include in the letter. Include a business card in your letter if you have one.
"I am looking to purchase 6 or more acres for a commercial development. I recently drove by your property on (street & town & state) and it may meet my needs. Would you be interested in selling?"
"If you would consider selling, please give me a call at 1 –xxx-xxx-xxx. The next step would be for me to get your permission to walk the property to better understand the property. Of course, if you had any information on the property that would be helpful as well."
If your letter doesn't get the response you were hoping for in a timely manner (a week or two), then go ahead and knock on their door or the neighbor's door to take it a step further. The more often you search, the better you will be at identifying areas that will work for your self-storage development. It is rare to find your property within 6 months and it may take a year or longer. Don't get discouraged and burn yourself out by getting your hopes up on one or two locations. Keep your options open and keep searching even if you have contacted multiple owners. Be diligent and look for land at least weekly. You never know when a person, business or family decides its their time to sell. You will want to be available to talk with them and be their first contact.
These are all simple steps that you can complete all on your own. You just need the willingness to make the time to commit to following up and remain diligent.
