A number of factors combine to select the right location for self storage and how it operates.

You should desire and area of population growth, commercial growth, or a pre-existing demand unmet by the current providers. Imagine your facility as the latest and greatest leader in that market.

The Competition should be visited to determine the quality of locations in the area. This can greatly vary depending on the owners and how up-to-date the facilities are and how well kept. Your rates will partially be determined by the comps. Being the highest might be the best for what you will offer. Visit the comps and evaluate them on service, location and overall quality.

Selecting the right Manager is crucial to a self storage facility. This person will determine the level of service and standards of which the facility operates. There are owners that choose to operate without a manager, but nothing can replace and amazing person greeting customers and selling your facility features and amenities. A great manager will put you at the top of the list for the customer when they choose where to store.
