Management Company vs General Manager for Your Self-Storage

First of all, NOTHING is better than a great manager!! Knowing this, going forward, I will try to be as fair as possible for the sake of this blog. However, it really isn't a fair comparison when you work to fit all the pieces together.


Pros:

If you have no time to allocate to your multi-million dollar investment, you can hire a management company and then have no involvement in the operation of the the facility. The management company will do everything for you and you get the (reduced) profits.


Cons:

You pay a management company for what you think is expert help, but they hire people from the same pool of people that you would. The big difference is they hire them at a low wage, you don't have a say who is put in place and as long as somebody is on site, then you get what you pay for...I guess.


Don't get me wrong, there are some good people with good intentions, but there isn't much accountability when you aren't involved in the process as an owner. Too often, the assigned manager is really great at Sudoku or Solitaire and your customers, storage aisles, office and restroom aren't getting they attention they deserve. I have seen this first hand at various locations.


Beyond the minimum service, you also wind up cutting your profits via discounts and free months to get the facility occupied. A full facility with paying customers would be in your best interest, but look closer at your bottom line as it erodes with a management company.


Instead, find a great MANAGER, set goals together and work to achieve success. Once you have your good manager in place, your need to be at the facility is greatly reduced. You might spend 8 hours a week (or less) reviewing reports or simply stopping by just to visit. What you will find is a larger amount of profit in your wallet. The relationship you build with your manager will be rewarding for both of you and you can be assured that your customers are receiving better service than the comps down the street.


Don't let others covince you that the Management Company is the only way to go, bacause that is untrue.
