Why Florida is my favorite State for new Self Storage development.

Maybe because over 1,000 people a day are moving to Florida. Versus states like CA which lost over 117,000 people last year.


Maybe because you keep more of your profits because there is no state income tax. Versus states like CT with a 5% state income tax. Don't even mention CA, a state income tax over 10%.


Maybe because the rental rates are great. There are states/areas where you simply can not build and make a profit because a 10 x 10 rents for $100.


Maybe because many of the Florida facilities are operated by REIT's which means rental rates typically go up at least yearly versus areas made up of just mom & pops who are full and have not raised rents in years.


Maybe because I live in FL. Much easier to operate a facility close to home.



Look Storage Authority is featured in the recent Florida Self Storage Association Magazine. A good read on how we prepared for any downturn in the economy. I build 2 facilities in the last downturn cycle in 2009.


Maybe because of the great Florida weather. All though not being a native I travel all summer long to avoid the summer heat.


Maybe because affordable land for self-storage can be found if you are willing to do the work.
