Self Storage Really is a crazy business. If you can eliminate some of the crazy things you can be wildly successful.

Have you ever gone to the grocery store and asked if you could get a discount on your groceries? If you did I am certain they assumed you were a crazy person and did not give you a discount.

When you are not making a good profit things go sideways fast.

This is what many facilities look like if they have the lowest prices and provide move-in discounts.

Did you ever see a sign at the grocery store that said 50% off all groceries and 1 free month of groceries if you shop here for 2 months? Why is this common in self storage?

Would you have someone design a high-end home for you who mostly designs bridges and roads and has designed only 3 small houses? So why would you even consider having the same architect design your self storage?

Would you go into the boat-building business by yourself if you have no experience in the boat-building business? Why should self storage be any different.

Would you leave the unit layout mix, up to a random guess for your facility by an architect? I see this all the time and it significantly reduces the occupancy and profits.

These and many more crazy things are standard in self storage. If you want to be super successful you need to make sure they do not happen at your self storage.

Self storage was the Wild West in the 1980's- 2000. The motto was: Build it and they will come. Location and quality were an afterthought it even considered.

2000 - 2010 self storage motto was to build it in the right location and they will come

2010- 2020 self storage motto was build in the right location, be mindful of your competition, and market your facility.

Now it is a new ball game

Now you must start by Checking the; traffic count, construction costs, demand, competition operations, competition prices, site access, and street view. Now you must have a self storage land expert on your team or you risk getting burned by one land mine or another.

Now site plan design and building design must be done for high touch, high tech, and be cost efficient as well. The only way to get this required design is to have a self storage expert assist your engineer and architect.

Most self storage owners do not understand that a successful self storage facility must be in the hospitality business. And designed for both high-tech and high-touch.
