The Secret to Being Prepared to Make an Offer on a Self-storage Site.

By Ed Clement

Before you make an offer on the land you should already:

Have a land use attorney prepare your LOI & Contract.

● Have prequalified a civil engineer for your site plan design & received his opinion of your site and to provide you the design & local approval time frames.

● Have done a basic review of the regulations and have a concept layout plan from your Engineer and Architect.

● Walk the property, often with your engineer.

● Have a pre-qualified architect for your building design and to assist your engineer with the site plan layout and building design time frames.

● Have a prequalified 3rd party feasibility expert.

● Meet with town staff with your engineer to review the concept plan and regulatory permits and process.

● Be ready to get a title search done.

● Completed your initial banking research.

● Prepare a preliminary projected P & L.
