Embark on the first seven critical steps to finding the ideal land. From building your team to determining rental rates and using advanced tools like www.radiusplus.com and www.stortrack.com, set the foundation for success. Drive through permitted zones and leverage the Regrid App for efficient land scouting.
Kick off your development checklist and engage with the Storage Authority team through five onboarding meetings. Be proactive – review related sections, participate in meetings and start your land search using our blueprint of top land search options.
C. General Development Time Frames
Time Frames can vary significantly from town to town and owner to owner. Some cities take a year or longer to obtain approvals. Time frames must be developed with your professionals. Generic average time schedule after you find land:
Contracts/get started 1 – 2 months
Civil Site Plan design 4 – 6 months
Regulatory Approvals 4 – 6 months (In some locations approvals can be double plus this time) Building Design 3 – 4 months (Does not include obtaining building permits)
Bidding 2 – 3 months
Loan 3 – 4 months
Subtotal 17 – 27 months
Construction 8 – 12 months (Assume no winter stoppage)
Total 25 – 37 months
Hopefully, you can see the time frame range is an unacceptable schedule but is often typical of a novice developer.

Identify key players and prequalify your team before making a land offer, ensuring a seamless transition from finding land to project completion. Your high-performance team will include a trusted land real estate broker, civil engineer, architect, land use attorney, lender, and project manager.
